INTERNATIONAL COMMERCE CENTRE · CUSTOMER STORY
A 118-storey building. One spatial operating system.
At International Commerce Centre, facility work spans plant rooms, public areas, technical assets and teams moving across Hong Kong’s tallest building. Kai Shing Management Services needed more than another maintenance database. It needed a practical way to connect each physical location with the people, records and actions that keep the property running.
Fortemont brought Inspekly, Digital Twins, AR Work Orders and XR Patrol into one extended-reality facility-management approach: XRFM. Instead of asking teams to translate the building into rows and folders, XRFM lets the building itself become the interface.
From fragmented tasks to spatial operations
A conventional work order usually starts away from the asset: a phone call, a message, a paper form or an entry in a portal. Context is lost between reporting, assignment and arrival onsite.
XRFM changes that sequence. A technician can see where work belongs, capture evidence at the source and return the completed record to the same operational environment. Managers gain a live view without separating maintenance history from the space where the work happened.
THE TECHNOLOGY
Three systems. One daily workflow.
Open each layer to see how the workflow moves from the building to the field team and back to management.
01 — Digital Twin: understand the place

The building becomes searchable
A spatial model connects rooms, assets, checkpoints and records to their real-world locations. Teams can review current work, identify an issue precisely and keep location intelligence available beyond a single inspection.
02 — AR Work Orders: act where it happens

Point. Capture. Assign.
Staff can create a work order from the physical location, attach photographic evidence and preserve the context needed by the person receiving the task. Assignment, urgency, comments and completion records remain visible in Inspekly.
03 — XR Patrol: verify the route

Patrol becomes an active interface
Location-aware patrols guide teams through checkpoints, scheduled inspections and exceptions. Time, place and evidence are recorded together, creating a clearer audit trail without returning to paper checklists.
ONLY FORTEMONT
Designed as one operating experience.
Spatial workflow design
We connect digital twins, mobile actions and management records around the way teams move through a real property.
Product plus deployment
Software, data hosting, spatial setup, interface design and implementation are shaped as one solution instead of separate vendor layers.
Evidence built into work
Location, timestamps, photographs, asset history and approvals stay connected from first report to completed task.
MEASURABLE OUTCOMES
Progress you can see.
ICC’s wider smart-building and sustainability programme combines operational technology, management practice and energy initiatives. Published results include:
20M+
kWh reduction in annual electricity consumption compared with 2012.
14,000
tonnes of carbon emissions avoided in the reported year.
2× Gold
Hong Kong Awards for Environmental Excellence recognition.
Evidence note: These are programme-wide ICC outcomes reported by Inspekly and should not be attributed solely to XRFM. Inspekly’s Digital Twin and AR maintenance technologies are documented as part of ICC’s daily operations and broader innovation programme.
FACILITY MANAGEMENT, REIMAGINED
